Ideal Real Estate is currently seeking candidates to join our team as property managers for both long-term and short-term rental(STR) properties, including Airbnb rentals. We have opportunities for those who are currently licensed property managers, those who wish to become licensed property managers, and unlicensed property manager assistants.
Ideal Real Estate is a real estate brokerage with offices in Edmonton and Canmore which is licensed for property management with the Real Estate Council of Alberta.
As a licensed property manager at Ideal Real Estate, your primary responsibilities will include:
Property Management: Overseeing a portfolio of rental properties, which may include traditional long-term rentals as well as short-term Airbnb rentals. Ensure properties are well-maintained and meet local regulations and standards.
Tenant Relations: Managing tenant relationships, addressing inquiries, resolving issues, and coordinating maintenance requests for both long-term and short-term tenants.
Leasing: Advertising and showing available properties, screening potential tenants for both long-term and short-term rentals, and negotiating lease agreements.
Financial Management: Handling rent collection, budgeting, and financial reporting for property owners, including Airbnb rental income.
Legal Compliance: Staying up-to-date with current legislation including The Real Estate Act, The Rules, The Residential Tenancies Act (RTA), and The Innkeeper's Act, to ensure compliance for all types of rentals.
As an unlicensed property manager assistant, your role will involve providing crucial support to our licensed property managers for both long-term and short-term rentals. Your responsibilities will include:
Administrative Support: Assisting with paperwork, data entry, and record-keeping related to property management for all types of rentals.
Property Inspections: Conducting property inspections for both long-term and short-term rentals to assess maintenance needs and report findings to the property manager.
Tenant Assistance: Assisting tenants with inquiries and concerns, as directed by the property manager, regardless of rental type.
Vendor Coordination: Coordinating maintenance and repair services for all rental properties, including Airbnb listings.
Lease Documentation: Assisting with lease agreements and related paperwork for both long-term and short-term rentals.
Must possess a valid property management license with RECA or meet all RECA requirements to be licensed.
Strong knowledge of local real estate laws and regulations.
Excellent communication and customer service skills.
Organized and detail-oriented.
No prior license required, but a background in real estate or property management is a plus.
Strong organizational and administrative skills.
Ability to work effectively in a team.
Willingness to learn and adapt in a fast-paced environment.

What do you need to become licensed?
Under the Real Estate Act of Alberta, the Real Estate Council of Alberta (RECA) licenses property managers. To become licensed as a property manager you must meet the eligibility requirements and pre-licensing education requirements set by RECA.
The Eligibility requirements are:
Pre-licensing education for property managers includes two courses: Fundamentals of Real Estate and Introduction to a Career in Property Management. If you’ve earned a Real Property Administrator (RPA) or Certified Property Manager (CPM) designation and your designation is current, you may apply to RECA for an exemption from completing the second course.
Once you have the educational requirements, you must be hired by a licensed real estate brokerage which also trades in property management - such as Ideal Real Estate!
